Berg Larsen Group Successful Realtors in Minneapolis and Edina

Every Spring, the Berg Larsen Group works with an organization that is close to a team member and helps raise awareness and proceeds for them. This April and May, we will be donating $100 to Youth Frontiers with every new listing we put on the Twin Cities real estate market. Our team member, Kate Wall, was introduced to the organization four years ago from a client, Patty Beadle, board and staff member for Youth Frontiers. Having first been invited to an ethical leadership luncheon, Kate loved what she learned about the organization and was soon invited to be on the organizing committee for the ethical leadership lunch, an annual fundraiser.

Two years ago, Gary Anderson, a colleague of ours in the Coldwell Banker Burnet Minneapolis Lakes office, was diagnosed with Frontotemporal Degeneration (FTD), the most common form of dementia for people under 60. Due to the quick acting and debilitating disease, Gary was forced to retire early as a realtor.

The Spring Selling Season: New Listings by Month

The Twin Cities Spring real estate market is a bit of a chicken and egg question.  Do the buyers come out first, then the sellers respond by putting their homes on the market? Looking at the chart below, the market saw a peak of new listings in April of 2016 with the highest level of new inventory posted during that…

The Spring Selling Season: Twin Cities Pending Home Sales

Signs of an early and active Spring real estate market.

Pending Sales in the Twin Cities metro real estate market are rising quickly, as they did this time last year. The bulk of the early uptick in Pending Sales have been in ranges that are showing improvement over past years, namely those homes in values over $500,000. Over the entire region, we are seeing the pace of Pended Sales in the $250-499K range (red) outpace those homes priced under $250,000 (blue).  This is a bit of a watershed moment. This shift is driven by the downward trend in the levels of inventory in this entry segment of the market. Note on the Homes for Sale chart that in…
